Yes. Franklinbuilt is fully licensed and carries comprehensive general liability insurance and WSIB coverage. We are also registered with the Home Construction Regulatory Authority (HCRA) and are proud Tarion builders, ensuring your new home is protected by Ontario’s mandatory warranty program.
How do you handle changes once the project has started?
We understand that visions can evolve. If you decide to make a change during the build, we follow a professional “Change Order” process. We’ll provide a written estimate of the cost and timeline impact for your approval. Making decisions during the pre-construction phase is always best to avoid delays, but we are here to problem-solve along the way.
Do I need to provide my own fixtures, finishes, and materials?
While some clients prefer to source their own specialty items, most prefer that we handle the procurement. This allows us to coordinate deliveries with the construction schedule, ensure everything meets technical specifications, and—most importantly—cover those items under our professional warranty.
Who is responsible for obtaining building permits and inspections?
Franklinbuilt handles the entire regulatory process. We coordinate with architects and engineers to prepare drawings, submit all necessary paperwork to your specific Niagara municipality, and schedule all required building inspections to ensure your project remains fully compliant with Ontario Building Codes.

Can I live in my home during a major renovation or addition?
For smaller projects, we use dust barriers and floor protection to minimize disruption.
